3. Independence

We are not tied exclusively to any developer or financial institution. Where we have a referral, commission, or other compensation arrangement with a counterparty in a transaction we present to you, we will disclose it in writing before you commit.

4. Investment risk

Real estate is an illiquid asset. Past performance is not indicative of future results. Property values may rise or fall. Rental yields are indicative, not guaranteed, and depend on tenancy, community demand, and macroeconomic conditions. Foreign-exchange risk applies to non-AED investors despite the AED's USD peg.

5. Off-plan-specific risks

Off-plan investments carry additional risk including, but not limited to: developer delivery delay or default, specification changes between launch and handover, escrow drawdown timing, financing constraints, and resale-market timing at completion. We mitigate these via developer underwriting and escrow oversight; we cannot eliminate them.

Any pipeline values, yield ranges, or community-average figures shown on this site are indicative and based on data available at the time of publication. Sources include the Dubai Land Department, DXBinteract, Bayut, Property Finder, and developer disclosures. Figures may change without notice.

7. Confidentiality

Client identities, mandate details, and transaction terms are treated as strictly confidential and are not disclosed except as required to execute your instructions or by law.

8. Anti-money-laundering and KYC

We comply with applicable UAE AML/CFT requirements. We may request identity documents, proof of address, and source-of-funds evidence before transaction execution. We reserve the right to decline or terminate any engagement that we cannot satisfactorily verify.
